Clearbell Capital has announced an industrial unit at The Core, Aberdeen has achieved practical completion, both on time and on budget. The Core is owned by a fund managed by Clearbell.
Extending to 27,000 ft², the unit comprises 21,000 ft² of warehouse space and 6,000 sq ft of office accommodation as well as a service yard spanning over 32,000 ft². Morrison Construction was the appointed contractor.
Nick Berry, partner at Clearbell, said:
“Achieving practical completion of this first speculative building at The Core is an achievement that everyone involved can be proud of.
“The decision to develop was taken, despite the challenging market conditions, and we’re delighted with the result, especially given the lack of new, ready to occupy stock in the market. The unit is of a very high standard and the park itself benefits from a very good location in Aberdeen.”
The extremely efficient unit benefits from BREEAM Excellent and EPC A ratings, which will result in significant running cost savings for the occupier compared with a second hand building. To achieve this a number of environmentally friendly systems have been installed including energy efficient internal and external lighting, a VRF heat recovery air-conditioning system and insulated external fabric with high performance glazing.
Nick Berry continued:
“With rising energy prices predicted for the coming decade and beyond, coupled with increasing demands for environmental responsibility not to mention carbon reduction commitments, the benefits of an energy efficient building will only increase over time. Energy prices have experienced peaks and troughs in recent months due to the artificially low oil prices, however energy inflation will continue to steadily rise; property at The Core offers a hedge against this.
“At The Core occupiers can have new build space with significantly reduced running costs when compared with a second hand building, making it a very attractive offer for businesses with lease events looking for cost effective solutions.”
The Core is a business park located in the Bridge of Don and is the gateway to the Energetica Corridor. Accessed from the A90, it is situated in a stunning coastal setting in the Bridge of Don.
HVAC & Refrigeration Engineering Ltd completed construction of its 15,000 ft² unit at The Core last year. Construction is also well underway on a brand newmulti-disciplined facility for Sonomatic. The state of the art premises, comprising a 10,000 ft² office and a 14,000 ft² workshop with associated parking and yard space, will house radiography and hydro testing bays.
In addition to the existing opportunities available at The Core, there are also design and build solutions on a lease or heritable basis as well as serviced land for owner occupation opportunities.
Planning permission has been secured for an additional three plots for further development at The Core: a 26,000 ft² unit, 39,000 sq ft unit and a 100,000 ft² unit. The consent allows for both office and industrial accommodation plus service yards.
