Kingspan Timber Solutions developed a strong working relationship with ISG plc during this high volume construction project.
- Project: Center Parcs Woburn
- Type: High volume, large scale works
- Customer: ISG plc
- Completion date: December 2013
In December 2004, Center Parcs announced that it had identified a location for a fifth UK site, at Warren Wood near Flitwick, Bedfordshire. Center Parcs Woburn Forest is a £250 million development, one of the largest leisure projects in the UK.
The project includes the construction of accommodation, indoor and outdoor facilities, a sub-tropical swimming complex, restaurants and a spa. Initially 625 lodges were built, with 6 spa suites, complete with a 17,000m² lake at its centre. Opening of Center Parcs Woburn Forest is planned for Spring 2014.
We were required by the main contractor ISG plc to produce large volumes of high quality structures within an exacting build programme. The heavily wooded site made access difficult for lorries and cranes, so we designed the panels to be small and light enough to be handled by four men.
Construction was to be closed fully insulated timber panels to address the client’s thermal requirements.
The first step was to prepare the factory and ensure that our other clients continued to receive excellent service. We employed experienced local labour. The entire workforce lives less than 25 miles from site.
Our commercial team planned an accurate delivery schedule enabling ISG to synchronise with other site suppliers. Our erector partners Regal Carpentry and Innovation On-Site worked with us during the early stages to plan logistics and the build sequence.
Initially we built a prototype at our factory , to trial our speed and efficiency and ensure quality. The Kingspan site management team of 6 had early problems with snow and ice. However, working closely with ISG we adapted the build sequence and overcame any issues to deliver the last plot by December 2013.
Paul Gransby – ISG Construction Director said:
“When I heard of the goals you had set your team for this week, and knowing full well the hurdles you would need to get over to achieve this target, I can’t lie I had my doubts. To see the list, and knowing that the South Clusters have been signed off to the standards expected, I take my hat off to all of your team for your achievement. I have said it before and I want to now put it in writing, that without your management and drive, your logistical skills to manage this whole park, I honestly believe we would not be where we are now. I congratulate your team for what has been achieved since day one.”
Tony Wren -Managing Director of Innovation On-Site commented:
“This is an unusual job which required out of the box thinking and it hasn’t been easy at times but we’re on target, despite this winter’s terrible weather.”
Gerard Lockey, – joint managing director of Regal Carpentry said:
“This is the largest contract we’ve ever undertaken. It represents challenges but has been interesting and rewarding and we’re delighted to be involved.”
Frank Joyce -ISG’s Project Manager said:
“The Kingspan Timber Solutions team have put a lot ofcareful thinking into the design and delivery of the lodges and we are delighted to be working with them on this project.”
Center Parcs’ Woburn construction director Don Camilleri added:
“We are pleased to be working with Kingspan Timber Solutions. They care as much as we do about the quality and design of their product and we are excited to have them involved in the project.”
